Toasty Warm for Winter…

There’s been lots to going on in recent weeks, most notably, just in time for what is shaping up to be a long cold winter we have (cue trumpeting) central heating! The radiators are toasty warm, but oh…so ugly. Ronnie has banned covers (cue wittering about reduced efficiency) and assures me I’ll stop noticing them after a while. After months of bare brick, I’d got used to lovely freshly plastered bare walls and the radiators just..well..interupt my view with their big metal whiteness.

We just had one period style radiator…I love it. It resides in the bedroom, which is starting to look fractionally less car boot and more boutique…though from this photo, you may be forgiven for thinking otherwise!

We were able to work out our own BTUs (British Thermal Units, apparently) to calculate the most efficient size of radiator for each room. We then bickered quite a lot about positioning – aesthetic v’s practical. I lost. The fitting was surprisingly painless, though for a fortnight, most surfaces looked a little like this…

IMG_4409.JPGThe (super efficient condensing) boiler kicks out loads of (slightly too) hot water and fits nicely into the kitchen cupboard meaning we’ve not lost much storage AND we’ve gained back the bathroom cupboard where the water tank used to reside.

We’ve lagged all the water pipes to help insulation (thrifty!) though we’ll need to do a bit more boxing in around the pipes, it’s worked out ok.
We need the carpenter to box in the pipes near the kitchen window taking hot water from the boiler to the back of the house.

IMG_4407.JPG We couldn’t go through the ceiling due to the steel joists. Where sensibly possible, we’ve avoided any visible pipework, but there are a couple of compromises we’ve had to make, the Victorians were damn fine engineers, but their architecture neglects access for future generations heating requirements. The main problems were the lounge, library and hall as we didn’t want any pipes running upstairs in these rooms so we’ve run a vertical down the porch. We also decided to run the gas pipe externally, it was either that or excavate a channel through the kitchen floor…no thanks.

The Door and Fireplace are Home!

The fireplace and front door have been away from site for a couple of weeks having the last century of paint stripped from them.

The fireplace was nearly chucked out at one point, but after a little investigation we decided it was most likely original to the house and was therefore, a keeper.

Here is the fireplace late last year, not long after we’d arrived…

It has some beautiful hand carved details…

These rosettes are carved from the core of the wood, so are a darker shade than the rest of the fireplace. I can’t wait to get some wax on it!

We also had the original front door’s broken panes replaced and the wood stripped, I think it’s been pretty much every colour throughout it’s history, but it’s finally back to it’s natural state, once it has a few coats of wax it will bring a bit of warmth to the hallway.

In other (totally unrelated) news, I picked up this Indonesian side table at an antiques fair today for a bargain price of £18, it will fit in perfectly with the vaguely colonial lounge design that is floating around my little head.

Preparing For Winter…

I’m seriously behind on blogging, where oh where to start with updates…? The garden is a good a place as any, we’ve made the most of the last few rays of Autumn sun…

Firstly Ronnie’s Mum and Dad came over for a weekend and worked their magic on another section of the garden, they transplanted a few of my plants that have been in pots for the last few years into the ground, and they seem to be much healthier for it (the plants, not the parents…or maybe both?!) They also ridded another section of the garden of several feet of weeds, we’ve since put down more plastic in an effort to keep them at bay. The areas that we covered earlier in the year appear to be working well when we’ve peeked. We’ll leave it in place until Spring and hope it works, failing that we’ll have to go nuclear.

Looking Up…

We (the royal we) have been beavering away getting the ceilings ship-shape. I was totally and utterly convinced that at some point during the renovation the lounge ceiling would dramatically fall down and bring my beautiful coving with it, but actually, it’s ok! The result is thanks to scrim tape, sanding, plaster, sanding, plaster, sanding, painting, sanding… It needs a couple more coats of emulsion to stop the original distemper discolouring the finished ceiling but it’s looking fantastic.

Hopefully we’ll have the spot lights in place shortly. While all this work on the ceilings has been going on, I’ve been filling every coving crack and hole in sight with putty, as a result, I estimate our home is now constructed of a good 10% putty.

Ceilings, Floors and Something For The Wall…

There’s been quite a lot going on this week, we finally have the central heating installation booked to commence a week tomorrow. In preparation we collected our beautiful school style radiator for our bedroom from Coventry Demolition. It’s amazing…Given the choice I’d have these everywhere, but Ronnie (aka the budget police) has put his foot down and we’ll be having ‘normal’ radiators throughout the rest of the house…boo!

The main job this week has been replacing the kitchen ceiling after we took it down to run electrics and insulation through. This was a job we’d put off as we thought it would be a nightmare, in truth, it was fairly painless. The plasterer has finished phase one, and left his tower with us until we’re ready to complete the library & attic conversion, so that bit of kit came in handy, he also recommended getting some props, we’d thought these would make the job easier, but dismissed the idea expecting them to be really expensive, they are actually only around £20, so if they are never used again, we’ve had great value from them! First task was to mark, measure and cut the boards, inc. apertures for spot lights.

IMG_3650.JPG Once these were cut, they were manoeuvred into position by Dad and I, held by the props, while Ronnie tacked them to the joists.

IMG_3651.JPG We had to make a few additional cuts here and there, but the whole job only took a morning. Last job for now was to scrim tape the joints and put on some plaster. We need to repeat this a couple of times until we’re ready for mist coat.

IMG_3653.JPG Ta da! It’s made a huge difference and the room already feels brighter and warmer.
In the cloakroom and lobby, we’ve got the ceilings ready to take pipework during the forthcoming heating installation. I’ve spent this afternoon stuffing in more insulation to any gaps.

IMG_3657.JPG We’ve received the beautiful stone for our kitchen floor, it’s currently sitting outside, we were planning on having this fitted professionally, but as we (I) blew the budget on the stone, we’re thinking of fitting it ourselves. You’ll notice there are a few of the stones broken…we don’t talk about that, it wasn’t me is all I’m saying!

IMG_3656.JPGIn the lounge and hallway we’ve been beavering away working on the cracks in the ceiling and preparing the coving and plasterwork for painting, it’s looking good! More on that next week. Finally for this week I bought a gorgeous kiko frame which I’ve been trying to find for a while, strangely enough I found one on Ebay. Mine was from Indico-Wendy and I love it.

Decisions, Decisions…

I’ve been looking at kitchen floor tiles for months. So much so, I’ve even begun to bore myself, let alone any of you poor readers! This week I finally ran out of patience, sick of websites, and sick of samples that look nothing like the images on said websites, we headed off down the motorway to the Cotswolds yesterday to see a supplier and get the decision made. Beswick Stone have a beautiful, stylish showroom…the type that makes you want to deal with them as they clearly ‘get it’. We went armed with wall tiles, worktop and cupboard door, and left with two large stone samples and all our questions answered. The two on our short list are below…any preferences?

We also reached a decision of these patchwork style tiles for our splash back…

IMG_3559.JPG Back at the house today the plastering is continuing in the second bedroom, meanwhile, we gave the freshly plastered hallway it’s mist coat, amazing how much brighter it makes the place!

Next up on our to do list are the following jobs:
1. Make kitchen blackboard.
2. Get final quotes on central heating installation, there’s a distinct autumnal feel on it’s way.
3. Fit ceiling in kitchen.
4. Finish filling ceilings.
5. Re-fit skirting boards after re plaster.
6. Finish stripping bedroom fireplace.
7. Source a fireplace for second bedroom.
8. Source a kitchen door.
I could go on, but I’ll stop there, I’m starting to panic.

This Week’s News…

We’ve been beavering away around the house, mainly whitewashing the fresh plaster and filling the ceiling cracks, neither of which make for thrilling blog posts. We’ve started to strip the bedroom fireplace, it was 50/50 whether we bothered or not, as it didn’t look as though stripping would change too much, other than obviously the colour, but after serious envy of this reveal by a fellow blogger, we went for it. Turns out there are masses of paint layers, and somewhere deep, under there is a super-detailed casting…it’s taking an age to restore it though!

Plastering in the bedroom is done, hurrah! As the original plaster all came off the chimney breast we decided to leave it exposed for a while before we made a decision to re-plaster, after some deliberation, rubber gloves and brick acid it is.

IMG_3478.JPG I’ve also been starting to work though my ‘project list’, this weekend I’ve finished a guest bedroom chair which needed fixing, sanding and polishing…it somehow didn’t look quite special enough so I decided to add a Liberty print, not bad for £10!

The Dirty Dozen…

Terribly behind on blogging, terribly behind on work schedule!

We’ve taken it a little easy the last couple of weeks, so there’s been little to update on. We were motoring ahead, we just needed to get the last tiny pieces of wall paper from the bedroom walls and then it could be plastered, problem was those tiny pieces of paper bought with them tiny pieces of plaster, those tiny pieces soon grew into twelve big fat sacks of plaster, there was much more in bags than on the walls.

It was so depressing, we really thought we’d seen the back of that stage. So, in the face of adversity… We stropped off to a hotel in the country for the weekend and let the plasterer get on with it. Sometimes, it’s the only way!

20140727-210724-76044498.jpg We enjoyed some great food and drank champagne at lunch. We did of course, find a few select vintage pieces to join our ever growing collection.

20140727-210905-76145405.jpg I love this artwork, it’s printed onto leaves of an antique book and will look great in the library. Have a look at The Bindery website, they have some beautiful things. We also bought a letter rack from a Sunday morning antique market, I’ve been after one for ages, but patience paid off in this case…

20140727-211550-76550474.jpg Lastly, we bought a hand painted mirrored fire screen, not sure if this is a keeper yet, but not the sort of thing I’ve seen before, so I’m ‘holding’ it until we design the lounge.

Courtyard Transformation…

About lunchtime on Sunday I was pondering what we’d achieved this weekend other that getting the television onto the wall in the kitchen and making half a frame for a window (we ran out of beading, grrrr!). Ronnie’s mum & dad were here for the weekend and shortly after my silent ponderings they started having a ‘little tinker’ outside, I didn’t take any before photos as this was just a little tinker, but trust me, it was a mess, but within a few short hours weeds had been blitzed, rubbish shifted, walls cleaned, annoying dangly cables cut and pot plants perked up and rehomed, and it now looks like this…20140706-224048-81648661.jpg

20140707-082311-30191026.jpgRonnies mum and dad have also given us a fantastic selection of herbs which have been distributed between the sinks and additional containers and a fig tree, which they tell us will bare figs in three years time, we’ll enjoy those figs from the tree one day and remember a happy weekend spent planting it.

Ebay Addiction…

The week has mainly be spent doing evening trips up the scaffolding to check on chimney progress. This image shows the old chimney with it’s worrying right lean, and the rebuilt version, straight and crowned with the pot we bought a couple of weeks ago.

I wonder what the chimney pot’s last view was like? It’s stuck with this one now.

20140629-172941-62981291.jpg The main chimney has been a nightmare for the builders to get back up complete with decorative brickwork, but they perservered and after a few false starts it’s up all but the last couple of courses.

20140629-173120-63080621.jpg We’ve had several compliments on our chimneys this week from passers by, people are obviously taking more notice of our project than I thought! After buying the chimney pot, and one or two other bits, We are it seems addicted to Ebay and possibly in need of therapy. Here is what we bought this week…

20140629-165436-60876462.jpg An antique toilet door lock, yes, we’ll soon be charging visitors to ‘spend a penny’, these renovations won’t pay for themselves you know! Our scheme will not commence until the cloakroom has been decorated, it’s a bit much charging in it’s current state. We also collected the bench we bought last weekend…

20140629-164059-60059592.jpg We collected it from a lovely couple who had bought it from an antique shop about 20 years ago, they were glad to know it would be going to a new home, which as they put it, would look after it for the next person. It will sit at the top of our stairs for a while, folk can sit on it while they wait for the bathroom, there won’t be a charge for the upstairs convenience. Inside the house Dennis has been cracking on with the plastering and we’ve been round the kitchen with a mist coat, it’s really starting to look different. This shows the alcove that used to be the vestibule at the top of the hall and is now the cubby at the bottom of the kitchen…

20140629-182030-66030695.jpgIt’s since had a wall knocked down, a window put in, plaster taken off, damp proofing put in, plaster putting back on and the mirror (that funnily enough I got from Ebay) hanging. We also got this huge champagne cork side table / stool type thing (which was not from Ebay, but would have been had A friend not appeared with it – thanks Lizzie!) Finally for this week, we enjoyed our first crop of home grown potatoes and finally got a doorbell, thanks Dad!
